This summer series is brought to you by Austin-based Home Inspector Butch Gilley. Inspect with Precision aims to deliver bite-sized tips that are simple and affordable that can be taken week after week to summer-proof your home for 100+ degree weather.

If you're a new homeowner, you've probably never had to think about cleaning your air ducts before. Some tips, like replacing air filters, are more "common knowledge" advice that may have been handed down from family members, friends, or other professionals. But a few tips on this list are not commonly known, but can make all the difference when it comes to saving energy and money in the Texas heat.

Without further ado, here are our top tips for Austin, TX Homeowners to heat-proof their home:

1. Replace Air Filters

Changing your HVAC system's air filters every 3 months is a must, especially in the summer months. Check out this air vent which isn't cooling the home properly. The vent is so clogged that air can't disperse through the room properly.

Thermal Imaging of heating and cooling equipment is included in each and every home inspection.

2. Maintain a Cleaning Schedule:
   - Professional duct cleaning may not be the first thing you think of when you think of "home maintenance", but did you know it's a trending service on TikTok? 3. Check for Air Leaks
We always recommend a professional inspection, but there are quick ways to check your system for leaks. Start by inspecting visible sections of your ductwork. This is usually the part of the ducts that runs through your basement, attic, or crawlspace. Remember, you're looking for obvious signs of damage, such as disconnected or torn ducts, holes, or gaps in the seams. While doing this, feel for airflow. Turn on your HVAC system and let it run. Then, carefully run your hand along the ductwork, feeling for any areas where air is escaping or blowing onto your skin. Pay special attention to joints, seams, and connections. Be sure to check insulation, as well as to inspect the area around your registers and grilles for any gaps or signs of air leakage. Ensure they are properly sealed against the wall or floor.

4. Invest in a Programmable Thermostat

This is a common recommendation, but programmable thermostats such as Nest really do make a big difference in your energy bill, especially if you are not home for large portions of the day.

5. Use Ceiling Fans
Your ceiling fans are a bigger help than you realize! Fans help distribute cool air more effectively and reduce reliance on air conditioning. During the hottest part of the day, turn your fans on and let them do the heavy lifting for you.

By following these tips, you can quickly and easily improve indoor air quality, enhance energy efficiency, and keep your home comfortable, even during the hottest days of the year.
